The first thing our Architects will want to do is visit the site.

This is free of charge, they need to get a feel for the project and it helps you to understand the processes and allows you to get to know your Architect better. If you would like us to also carry out the build a Project Manager may accompany our Architect so that they can pick out any difficulties they might have during the construction period. You will also be provided an invoice as to how much the Architecture fee will be. Once this has been paid a Survey visit will occur.

Once you have instructed Pangaea a Architect will come round to do a survey of the existing site. This will take a few hours depending on the size of the property.

STAGE 3-4

Planning Drawings RIBA

Once the existing site has been drawn up, we can start to prepare the proposed drawings. Once this has been done we will send them to you for your viewing to amend or for approval.

Once the drawings have been approved we will create a drawings pack and any other required information to be submitted to the council. Once this is ready this can be submitted and the payment to the council will be due. After this there is a wait of 6-8 weeks as we wait for approval. If the planning officers have any questions we will answer them swiftly and provide any extra drawings necessary.

Once the planning is approved we can start the process of tendering for other works, Our engineers will be in touch with a quote and provide a site visit.

During this stage the Architect will provide you with another quote for the Construction Drawings for a Building Control Pack. This is required as the council has approved how the design looks and now they want to see how it goes together.

Construction Stage RIBA

At this stage construction has commenced, trenches have been dug and filled and construction is at full pace. The project manager is now in charge of this project however, the architect will still be working with them hand in hand and will visit the site as and when necessary

STAGE 7

Completion RIBA

The construction has been completed, Building control has signed off and you now have your new beautiful home.
